Roof Replacement

According to the National Association of Home Builders the average roof in the United States is replaced every 17 to 19 years even though historically the shingle warranty was 25 or 30 years and with today’s shingles many have a 50 year warranty “if” proper ventilation is installed. 

Unfortunately, due to Roofer negligence and their failure to include installing proper ventilation instantly voiding the new shingles warranty, honest homeowner ignorance, a homeowner focuses on price and the color/style of shingle. Even many so-called credentialed roofers deliberately fail to add the extra cost of installing proper ventilation which can easily add $2,000 to $7,000 to the cost of a roof depending upon the size of the roof. Roofers freely choose to compete on price rather than quality leaving the homeowner who paid for a warranty without one due to a failure of the roofer not including proper ventilation which is a factor of proper airflow under the roof deck from intake vents located at the roofs edge/soffit area and exhaust vents located at or near the peak of the roof. It is Proper Ventilation that dramatically extends the life of new shingles from a 25/30 year warranty to 50 years. 

This common homeowner error of failing to have proper ventilation installed dramatically increases the long-term roofing costs by having to replace your roof every 17 to 19 years rather than in 50 years meaning the homeowner purchased two roofs over 50 years rather than one, increased energy usage as attics stay hot which increases air conditioning costs including with moisture buildup in the winter that decreases the ability of your insulation to work properly that can lead to dangerous mold and mildew not to mention the extra landfill costs of that extra roof replacement. This failure more than doubles the cost of your roof!

We educate the homeowner on the full aspects of installing proper ventilation and installing a leakproof roof first before discussing styles and colors of shingles as “all” manufacturers require proper ventilation be installed in order to validate the new shingles warranty.

Severe Granule Loss: Most if not all roofs that have severe granule loss is primarily due to insufficient intake & exhaust ventilation. there just is not enough intake venting under or at the eaves – the roofs lowest point and proper exhaust venting at or near the peak.
